The best cities for loved up tenants looking to rent together

The latest research from the international rental marketplace, Spotahome, has revealed which cities provide the best offering for loved up tenants looking to rent together.

Spotahome analysed available rental stock across 14 European cities and looked at which was home to the most abundant level of rental homes classified as ‘perfect for couples’ as a percentage of all rental stock listed in the city.

While romance may not immediately spring to mind when you think of Porto, the city is home to the highest level of rental accommodation that’s perfect for those looking to live with that special someone. 61.2% of all rental stock in the city is listed as being perfect for couples, making it the top rental spot for loved up renters looking to rent across Europe.

However, if you’re more of an old romantic, then Florence and Paris also boast a large proportion of rental stock suited for couples. At 44.9% and 42.3% respectively, both cities offer a great opportunity to find a Valentine’s Day rental property for you and your significant other.

Brussell’s, London and Rome also rank high with between 39.7% and 42.1% of all rental stock listed designated as being perfect for couples.

Bad news for those looking to rent together in Valencia though, with just 20.8% of rental stock listed as being perfect for couples, it offers the lowest chance of finding that perfect love nest.

Dublin (28%) and Vienna (30.2%) are also home to some of the lowest rental stock levels for couple perfect properties.

Spotahome Head of Data and Analytics, Jorge Alonso, commented:

“Life is generally better when you’re sharing it with someone you love and this is no different when it comes to the rental market. For many, moving in with their loved one is a big step and can test a relationship, but it also comes with a whole host of benefits.

Not only do you have someone to share the workload with in terms of cooking, cleaning and so on, but it can also help elevate the financial burden of renting. As a result, those moving to a city together have a far better chance of finding their ideal rental property, as they are able to stretch their budget which often means a bigger home in a better location.

Most importantly, moving to a new city with someone else means you immediately have someone to share your time with which helps combat loneliness. This is one aspect of living in the rental market that has grown in importance of late with the spread of Covid, and restrictions around mixing households and movement outside of them.”

Vaccine Factory Tragedy Demands Fire Safety Rethink

Fitting a temporary fire alarm during construction activity can save lives, prevents costly delays, and protects your investment, facts supported by a growing number of industry bodies.

The call comes after a fire in January at one of the world’s largest vaccine producers killed five workers in Pune, western India.

The blaze started at a new factory building, adjoined to Covid-19 manufacturing facilities, that was still undergoing construction and indications are that it was caused after insulation material caught fire during welding works on site.

Aside from the tragic loss of life, it is estimated that the blaze caused delays of new product launches and a revenue loss of more than 10 billion rupees (£100 million) due to equipment damages. It is understood that the family of those who died were also offered compensation.

A spokesperson from the company confirmed that the production of the Oxford-AstraZeneca vaccine would not be affected by the blaze, although it is a stark reminder of the dangers and disruption posed by fire. What would have happened if the fire spread into existing vaccines manufacturing facilities?

In the UK alone it is estimated that there are around 10,000 fires on construction sites each year, yet it is still common to rely on fire wardens seeing the fire and then manually sounding an alarm.

In reality, early stages of a blaze often go undetected because the flames and smoke are obscured by other site materials or begin in remote areas. This results in vital lost minutes, which can lead to more serious consequences like what happened in Pune, India.

Guidance does require construction sites to have a waking watch or fire warden during “hot work” (welding, burning, riveting, grinding, or the use of a tool that produces a fire or sparks).

However, this is prone to human error and the unpredictability of fire; How long does a spark smoulder before ignition, how long does the person remain ‘watching’ the area after the hot work is completed? Who is watching for ember ignition when the site is vacated at the end of the day?

Bear in mind, too, these waking watch guards usually raise the alarm if they spot a fire using an air horn – hardly an efficient way of alerting co-workers.

All this whilst the fire is spreading, creating the potential for human error – anyone can make mistakes, especially when under pressure, for example, if they themselves feel in harm’s way.

The only effective method of addressing all these issues is to use a temporary wireless evacuation and fire detection system.

Aside from ensuring workers evacuate site as soon as a fire is detected, these technology-based fire alarm systems protect client’s assets from devastating financial consequences, including shareholder and reputational damage, because the blaze can be tackled sooner.

John Harrison, Sales and Marketing Director from Ramtech Electronics, said: “The risk of fire on construction sites is ever-present, and this example at the vaccine factory illustrates the terrible consequences. Temporary evacuation systems – wireless is preferred by many because it is quick and easy to set up – could have avoided this tragedy.”

He added: “With more companies in the pharmaceutical industry ramping up production and extending their facilities, we encourage them all to look at the benefits of temporary wireless evacuation systems.

They are relatively inexpensive; they can even be hired for the duration of the construction project, yet have the potential to save lives and protect businesses from huge financial costs.”

Wireless evacuation and fire detection systems are available that incorporate dust resistant smoke detectors to avoid false alarms in the construction environment.

These automatic detectors are supported by manual call points that can be triggered by any person. Medical alerts add further functionality allowing rescue teams to be deployed immediately to a specific site location, again saving valuable minutes.

Systems are available that have a three-year battery life, so little or no maintenance is required, whilst automatic detection eliminates human error.

When specifying a wireless fire alarm system, it should be compliant to EN 54. Innovation in internet connectivity, apps and the ability to collect, analyse and interpret data in live stream have extended functionality.

Elastomers develop stronger bonds of attachment

Elastomers are the soft, elastic materials, like gels and rubbers, that are found in automobile and aeroplane parts, in sports equipment, and are used to protect precision machinery and buildings against vibrations.

Scientists now want to make them thinner and tougher, without losing elasticity. Nagoya University materials engineer Yukikazu Takeoka and colleagues reviewed the most recent efforts towards improving elastomers for the journal Science and Technology of Advanced Materials.

“Our review gives hints about the kind of molecular thinking that needs to go into making elastomers tougher,” says Takeoka.

Elastomers are made of many, long molecular chains of repeating subunits. They can undergo large deformations when stretched, returning to their original shape when the tension is released. They can do this because their molecular chains have enough mobility to stretch and crunch up.

Elasticity and overall toughness depend on the interactions between the molecular chains inside the material. Scientists have been working on controlling how chains link together and interact in order to change elastomers’ mechanical properties.

Takeoka and his team from Nagoya University’s department of molecular and macromolecular chemistry explain that elastomers can be made tougher by introducing strong hydrogen or ionic bonds that can reversibly link elastomer chains together.

These reversible bonds attach and detach from the elastomer chains as the material deforms. Scientists have used hydrogen bonds to fabricate strong hydrogels that can deform up to 600% and return to their original state within three minutes at 37°C or a few seconds at 50°C.

Elastomer chains can also be linked through ring-like ‘cyclic’ molecules, giving linked chains a large degree of flexibility and improved toughness.

A team of scientists fabricated a very flexible elastomer by mixing solutions of polyethylene glycol and cyclic alpha-cyclodextrin in water.

Takeoka and his colleagues suggest that further combining elastomers linked by reversible bonds and moving cyclic molecules could lead to even tougher elastomers with better elongation.

“Our review emphasizes the importance of examining molecular behaviour in detail while designing polymer materials,” says Takeoka.

Barbour ABI & Government Department for Business, Energy & Industrial Strategy announce partnership

Following a competitive tender process, Barbour ABI have been awarded the contract to supply the Government Department for Business, Energy & Industrial Strategy with the Renewable Energy Planning Database (REPD).

Over the next two years, Barbour ABI and the Department for Business, Energy & Industrial Strategy (BEIS) will deliver regular data and interactive mapping tools, a brand new way to analyse the REPD, to support the industry’s businesses and associations with detailed information on renewable energy projects throughout the UK.

The Government announced in November 2020 the ‘Build Back Greener’ campaign – an investment of £134 million to keep the UK’s greenest, most innovative businesses thriving during the coronavirus pandemic.

Therefore, the new REPD will continue to provide an as accurate and comprehensive as possible snapshot of renewable electricity projects and progress across the technology sectors. Barbour ABI will provide additional information on:

• electricity storage projects and renewable energy projects with a capacity of 150KW and over
• heat network planning applications (from Q1 2021 onwards)

Build to rent completions to double by 2025

Build to rent completions are estimated to double by 2025, according to a forecast from build to rent (B2R) specialists, Ascend Properties.

Build to rent properties are typically owned by funds, institutional investors and real estate investment trusts (REITs), which unlike regular types of housing are designed and built specifically for residents.

Year on year completion trends

Between 2017 and 2018, the number of new build to rent completions reaching the market grew by 1%.

The sector then gained serious momentum between 2018 and 2019, with new completions jumping by 54% on an annual basis. To put this momentum into perspective, new build completions excluding build to rent increased by just 6% during the same period.

Build to rent decline

With Covid causing havoc across much of the market in 2020, it’s no surprise that just 10,158 new build completions have reached the market, resulting in a year on year decline of -20%.

However, it is estimated that this decline has been more pronounced across the rest of the new build sector with an -28% fall in completions for non B2R new builds, which once again highlights the strength of the build to rent sector in the current market.

Overall sector growth

Despite this stutter in new completion levels, the overall size of the market continues to increase. Between 2017 and 2018, the cumulative total number of build completions saw the sector grow by 36%.

The build to rent sector then grew by a further 41% between 2018 and 2019. Despite the decline in new completions during 2020, the stock that has reached the market means the build to rent sector has grown by a further 23% cumulatively.

Forecasted sector growth

Based on the best available data for the sector, Ascend forecasts that a further 73,535 build to rent completions should reach the market by the start of 2025. In addition to the existing 53,750 completions already within the market, this forecast could see total build to rent stock hit an estimated 127,285 completions.

Managing Director of Ascend Properties, Ged McPartlin, commented:

“The sector is an increasingly important part of the market, and we see that trend continuing over the next five years.

There’s a growing recognition that owning property may not be the norm in the future, as is already the case in numerous other European countries. In the UK’s most expensive regions such as London, many already rent for far longer than we’ve seen traditionally and while we remain a nation of aspirational homeowners, not everyone is as focussed on realising this aspiration.

Therefore it’s important that residents are able to live in high-quality properties fit for their needs. This fits this gap perfectly, so it’s no surprise that the sector has seen an impressive level of growth in just a few short years, as well as a notable level of investment.

Build to rent completions to double

We’ve seen a number of big housebuilders and institutional investors shift focus towards the build to rent sector in recent years and it has become an integral part of forward planning where stock delivery is concerned. Those yet to realise this are likely to be playing catch up as the sector continues to build momentum in the coming years.”

Ascends forecast on completions by Q1 of 2025 done based on historic Build to Rent sector data and using an Exponential Smoothing Forecasting model (ESF), including interpolation, accounting for seasonality, and based on a 95% confidence interval.

Centurion Partners With Helmet Safety Technology Company Mips in UK First

Above-the-neck PPE specialist Centurion Safety Products, has announced a partnership with Swedish helmet safety technology company Mips, which will see the British manufacturer incorporate the Mips (Multi-directional Impact Protection System) patented helmet-based technology within their market-leading Nexus helmet.

When the Centurion Nexus with Mips helmet technology launches in March 2021, Centurion will become the first UK manufacturer to offer Mips helmet technology in a hard hat and be the first company globally to incorporate the new Mips  ‘cradle’ rotational impact protection system into their helmets.

In contrast with helmets which only use a foam liner to reduce impact shock, the Centurion Nexus already features advanced protection in the form of a liner and six-point cradle system, which acts as a secondary layer, reducing impact shock further and helping to reduce risk for acquired brain injury.

The addition of Mips helmet technology will further enhance the protection by decreasing rotational motion otherwise transferred to the head from certain oblique impacts.

Injury statistics show that our head is likely to hit the ground at an angle when we slip, trip or fall.  Also when we receive an impact to the head from a falling object or debris, off centre, rotational motion may be introduced to the head.

The Mips Low Friction Layer allows the head to move inside the helmet (10mm – 15mm relative motion in all directions) on certain angled impacts, which can redirect the harmful rotational motion otherwise transferred to the head.

Studies show that the human brain is 6–7 times more sensitive to rotational motion than linear motion. Impacts that generate rotational motion can cause strain to the brain tissue, which may lead to minor or severe brain trauma. Construction Firm Calls on Businesses to Watch on-Demand Videos on New EU Rules

New on-demand videos are available for construction and housing businesses in a drive to encourage them to act now and follow the new EU rules agreed as part of the UK’s free trade agreement with the EU.

The videos, being rolled out by the Department for Business, Energy and Industrial Strategy (BEIS), are designed to help businesses take advantage of the deal, which maintains zero tariffs and zero quotas on trade in goods between the UK and EU.

Business sectors, including construction and housing, will find videos on 14 priority topics including:

  • Importing and Exporting
  • Placing and selling goods on the market
  • Trade agreements
  • Operating Online
  • Data
  • Tariffs

Those construction and housing businesses yet to take action are being urged not to delay any longer.

The New EU Rules

Richard Selby, director and co-founder of Pontypool-based construction firm, Pro Steel Engineering, worked with his accountant and used the checklist on GOV.UK to prepare for the UK’s new free trade deal with the EU.

“We checked the new rules on importing and exporting goods between the EU and Great Britain to make sure things went as smoothly as they could from January 1 2021,” he explained.

“We applied due diligence to exporting and importing timber from the UK to EU to meet legal harvest requirements. It was something very much front of mind for us, and that we needed to create a list of suppliers and customers to be in a good place for when the new trade deal started.

“I’d encourage other businesses in the construction industry to visit GOV.UK and watch the new on-demand videos, which will have clear guidance to support businesses and help them to begin to take advantage of the new trading relationship we have with the EU.”

Business Minister Paul Scully has set out a checklist of key actions all business may need to take relating to exporting goods, professional qualifications, hiring staff, business travel, intellectual property, and accounting and reporting.

Businesses that registered for previous webinars will receive an email encouraging them to visit the new updated website.

The Ford Transit once again stormed to the top spot in 2020, for the third year in a row, with a staggering one-third of all quotes processed relating to one of the variants of the trusty Transit.

Boasting flexibility and adaptability, three load lengths and driveline configurations, to name but a few features, it’s easy to see why many van drivers would consider this one a worthy winner.

In fact, it was the top vehicle of choice almost across the board with builders, carpenters, painters and decorators, electricians, gardeners and plumbers all requesting more quotes for the Transit than any other motor.

 

Vauxhall Vivaro

The second most quoted-for van last year was the Vauxhall Vivaro.

Vauxhall prides itself on offering practicality and efficiency with this little mover. Boasting strong styling and serious payload capacity, it’s another van offering comfort and cutting-edge tech to support you while you’re out on the road.

Having held onto the second spot for two years in a row, it’s probably no surprise that builders, carpenters and delivery drivers all generated the second-highest number of quotes for this firm favourite.

  1. Ford Transit Connect

The Transit Connect was the second of Ford’s vans to make the top three rankings.

Toughness, durability and functionality are just three of the features synonymous with this van. According to Ford, it’s been given a sophisticated new look, comprehensively updated interior and more advanced technology than ever before, which seems to have paid off.

 

  1. Mercedes-Benz Sprinter

The Mercedes Benz Sprinter came in fourth in our rankings.

Mercedes believes it’s plugged a gap in the market with this latest Sprinter edition. Claiming to offer new levels of individuality, productivity and efficiency, all customisable to the van driver’s needs, it looks like their message really has got across.

  1. Ford Transit Custom

The third Ford van to make the top 10 was the Transit Custom.

Ford claims the latest evolution maintains its toughness, functionality and reliability but now delivers an even wider range of innovation and smart technology. It’s clearly another Ford favourite that deserves its top 10 status.

The Ford Transit Custom is clearly a firm favourite amongst electricians, as nearly 14 per cent of sparkies requested insurance quotes last year, the second-highest from that vocation.

  1. Volkswagen Transporter

The total quotes processed for the Volkswagen Transporter placed it firmly in sixth place.

Volkswagen’s worked hard to ensure that this latest edition offers advanced engine technology that saves money and the environment. Coupled with the comfort and practicality you’d expect from the Transporter, clearly it’s another top choice.

  1. Renault Trafic

2020’s highest climber is the Renault Trafic, which rose two places from last year’s 9thposition to grab 7th place in the countdown of van drivers requesting quotes.

Renault claims that the needs of the van driver have been put first with this edition, which offers numerous variants and impressive fuel efficiency. It’s an award winner too, making it another worthy top 10 entry and easy to see why it’s performed even better this year.

  1. Volkswagen Caddy

Another mover up the list of most quoted for vans, and Volkswagen’s second top 10 entry, is the Caddy.

It’s another van that offers impressive technology as standard, from adaptive cruise control and an in-built parking system to safety systems that give you peace of mind. It’s a great little mover that’s just inside the top 10.

  1. Citroen Berlingo

Following hot on the heels of the Caddy, the Citroen Berlingo came a very close second to the Volkswagen favourite, with only slightly fewer quotes generated.

If you’re looking for versatility and a van that will take you from work to play, this is probably it. Space, comfort and modularity come as standard with this van, which explains why its spot in the top 10 is justified.

 

  1. Vauxhall Combo

The Vauxhall’s Combo van remains another firm favourite amongst customers, taking the final spot.

In addition to several award wins, Vauxhall likes to boast about the Combo’s practical design, paired with a sleek and sporty finish. For practicality and efficiency, it’s evidently a good choice.
