Surrey Awarded £1.8m to Lead Study on the Effects Tall Buildings Have on the Urban Environment

The University of Surrey has been awarded £1.8m from the Engineering and Physical Sciences Research Council to investigate how increased construction of tall buildings will impact the meteorology, air quality, and climate of towns and cities in the UK. Surrey’s research team will coordinate the project in partnership with the Universities of Reading and Southampton.

It is expected that 70 percent of the world’s population will be living in urban areas by 2050. High-rise buildings that allow for both residential and commercial needs are thought to be a solution to this concentration of urban activities, but at a cost, one being the scale of the “urban island effect” – a phenomenon whereby urban areas are typically some degrees warmer than surrounding rural areas.

Along with developing a comprehensive understanding of how tall buildings disrupt the meteorology of urban areas and contribute to the urban island effect and other health concerns, the University of Surrey’s FUTURE* project will look to produce fast analytical models that can identify construction characteristics that produce detrimental consequences to the local microclimate. The project will also assess corrective actions.

With the help of Surrey’s world-leading wind tunnel modelling and air pollution expertise at the Centre for Aerodynamics and Environmental Flow, Reading’s meteorological and full-scale experimental background, and Southampton’s leading role in high-fidelity computational fluid dynamics, FUTURE will also look to provide guidance on methods to predict such matters as pathogen dispersion and ventilation provision in tall buildings.

Professor Alan Robins, Professor of Environmental Fluid Mechanics at the University of Surrey and Principal Investigator of FUTURE, said: “The increased concentration of commercial and social uses of our urban spaces means that we will continue to see new high-rise building developments in our cities and town centres.

Our project is really about understanding the consequences of that development and about the choices for mitigating adverse effects over a range of topics, including air quality, air-borne diseases, and various factors that see tall buildings contribute to climate and health concerns.”

Dr Marco Placidi, Lecturer in Experimental Fluid Mechanics and part of the FUTURE project team at Surrey, added: “Crucially, we want to provide citizens, policymakers, and other decision-makers with the tools and knowledge necessary to make wise choices in the design and the placement of new buildings to develop more sustainable and resilient urban environments.

In this respect, project FUTURE is a significant step in this direction and contributes and consolidates the EnFlo Lab’s international reputation in environmental flow.”

Can You Turn an Old, Listed Building Into a Gym?

To withstand the high noise, high energy cardio activities, vibration control specialist Mason UK helped a popular fitness brand transform a Grade II listed warehouse in Covent Garden, into a fully-fledged gym equipment showroom.

The building in question — a former Victorian seed warehouse — was never designed to be a gym equipment showroom or hold fitness classes. Today, however, customers use the building to try out attend classes and try out equipment before purchasing their at-home gym equipment. These taster sessions include high noise levels from audio equipment and high impact cardio activities such as running, jumping, and spinning frantically.

Without intervention, the noise levels and energy created by these cardio activities, would enter the building structure, disturbing other building users and adjoining properties to the Grade II listed facility. As advised by the acoustic consultant, the answer to brand’s problem was installing floating floors supporting box in box structures.

Floating floors use slabs of concrete supported by springs or rubber isolators. Should you drop a weight on a floating floor, the shuddering is not dissipated to the rest of the building, much like throwing a dumbbell on your bed wouldn’t create a loud impact — but throwing it on the floor certainly would. The secondary concrete layer also acts like concrete double glazing to attenuate audible noise.

The showroom is set in a tourist destination close to Covent Garden Piazza. The planning and commissioning for the project needed to ensure noise and vibration produced by the building did not disturb local businesses and residents. Similarly, the structural integrity of this building had to stand up against the impact associated with continuous high-energy gym classes.

Mason UK has a wealth of experience in acoustic engineering and vibration control. The company was introduced to the project by the principal contractor Knight Harwood and commissioned to undertake the design and installation of the floating floors for the three studios and a plant room on three different levels of the building.

Pedalling flooring expertise

Floating floors cannot be generic and must be tuned to suit the building and application which can easily be done with the Mason UK system. The ground floor studios posed the first structural challenge. The limited weight capacity of the existing structure, combined with the need for 200mm concrete floating floors with a sub 4Hz natural frequency, meant the spaces required an unusually large number of springs to distribute the weight of the floating floor more evenly, plus springs on this level had to be coordinated with the locations of existing structural beams.

While more springs do distribute the weight of the slab more evenly, the spring selection needed to be considered to maintain the acoustic properties of the new floors without increasing the frequency of the floors. Striking the correct balance was critical, which Mason UK achieved.

At certain locations in the studios, springs could not be located directly onto certain steel beams in the structural slab, further complicating the design. In these instances, additional steel spread plates were introduced to support the installation. For the studio on level one, the floor was constructed on a new steel frame. The Mason UK team had to carefully coordinate the design of the floating floor, to ensure the spring locations lined up perfectly with the steel beams and compensate for the way the frame itself responded to vibration.

For this floor, and all other floors, a large number of recessed boxes were also installed to accept electrical floor boxes at a later date. These are essential to accommodate the gym equipment.

Mason UK assigned two weeks to carry out these works. Due to the prime location of the building and planning restrictions, delivery time was in short supply. All deliveries and works outside the building had to be completed between 8am and 1pm, or the local council would impose costly fines. Mason UK was able to complete all deliveries and concrete pours in this allotted time.

Additional contract

Mason UK was also appointed by Roskel Contracts, the dry lining contractor working on the building. This additional contract was to provide spring hangers and sway braces for the ceilings and walls of each studio and plant room, to complete the box-in-box constructions.

Due to the complex mechanical and electrical arrangement in the ceiling void, and the numerous structural steel beams, the hanger layout for each studio had to be carefully considered for each Studio. Mason UK provided springs of multiple stiffnesses, to be installed in specific locations to ensure consistent acoustic properties across each ceiling.

“As with many of the projects we work on, this project is a prime example of a building that wasn’t built for its new purpose,” explained Steve Hart, director of Mason UK. “We had to carefully consider every spring and jack used in the floating floors using data analysis. The main challenge was a common issue we face in our line of work — floating floors need to be heavy to retain physical stability, but not all structures can withstand this weight. We got the balance right, and we are confident this building is now fit for purpose.”

The careful consideration that went into this project ensures this building will last the test of time — and weight drops.

Heat Pumps Prohibitively Expensive and Premature

Changing from gas to heat pumps as the preferred home heating for new builds is premature and prohibitively expensive says gas users organisation.

UK will not have enough zero-carbon electricity until 2040 to power heat pumps and they would cost an estimated £16400 more per household so change is a very costly jump from the frying pan into the fire.

On 20th January 2021, the UK government’s Ministry of Housing announced that they anticipate that heat pumps will become the primary heating technology for new homes’.

Andrew Newman, Technical Director of the Gas Users Organisation, explains:

We all agree that climate change is a real problem and needs urgent action. But the UK government is not giving due regard whether their policies are achievable in engineering terms, and whether the costs passed on to UK consumers will actually make a significant difference, when other states, like China, Russia and India are not making equivalent changes. The UK is responsible for just over 1% global emissions, compared to 28% from China.

Heat Pumps Priced Out

The installation of heat pumps systems is prohibitively expensive. A recent government report set out typical costs for heating systems for new build houses, this was around £5400 for gas, but a whopping £21550 for an air source heat pump.

The lifetime of a heat pump is similar to a gas boiler, so they would need replacing every 10 to 15 years. Although heat pumps are an efficient form of electric heating, because of the difference in price between gas and electricity, the majority of households would face higher bills.

The Committee for Climate Change’s own estimate is that the UK will not be approaching zero-carbon electricity until 2040. So there needs to be real caution in any plans that, for example, seek to remove gas from people’s homes and move to electric heat pumps.

Such a move would be rash and premature, because not only would the heat pumps consume electricity, that would not be from zero-carbon sources, but any such move would cost consumers dearly.

The UK has a very exciting opportunity to keep our existing gas network but switch to zero carbon-hydrogen.

A premature switch to heat pumps in new builds will impact the commercial viability of hydrogen, and close down that option, which is preferred by consumers as it involves lower costs and less disruption. Instead of promoting heat pumps, the Ministry of Housing should throw its weight behind all new builds fitting hydrogen ready gas boilers.

Unfortunately, the government’s model is that consumers are expected to pay for decarbonisation. This is why we urge caution from the government when they are loading more and more costs on consumers.

Subsidies to fund current renewable energy sources are paid for by a levy on household energy bills. The OBR calculate by 2022 the green levy to pay for renewables will cost £10 per week per household on household energy bills regardless of income and ability to pay. This is grossly unfair. BEIS is also now proposing an additional gas meter tax.

UK consumers should not be paying through the nose for expensive measures that will only make a marginal difference to greenhouse gas emissions on a global scale.

The UK also lacks the manufacturing capacity to switch to heat pumps for new builds. Current housing new builds is running at an annual completion level of 177,980 units, but there is only one UK manufacturer of Air Sourced Heat Pumps, Mitsubishi in Scotland, with a capacity of 3000 units per year.

Almost all gas boilers fitted in the UK are built here, so we would be closing a successful UK manufacturing sector to import an inferior overseas product.

Gas Users Organisation

To combat man-made global warming, the UK has committed to becoming carbon neutral by 2050. To achieve this objective will require significant changes to energy use, and there is currently consultation and debate about the scope and nature of the required changes.

The Gas Users Organisation aims to advocate the interests of the 24 million householders who use domestic gas.

The only by-product of burning hydrogen gas is water, meaning that it is a carbon-free fuel source and could be a key method to help decarbonise heating and hot water in UK homes.

Now’s the time to get your qualification, says North West Skills Academy

There has never been a better time to become a qualified Green Homes Grant installer, says Samuel Riley, CEO of training provider North West Skills Academy.

His academy was one of 18 successful bids from 29 applicants to receive a chunk of more than £6m made available through the Green Homes Grant Skills Competition.

The aim of the competition, which was run by the Department for Business, Energy and Industrial Strategy (BEIS), is to make sure tradespeople are equipped and professionally trained in delivering home improvement measures that qualify for the Green Homes Grant.

It is hoped the skills competition will result in more than 5,000 training opportunities.

Samuel explains: “We are an organisation that is committed to supporting the number of skilled suppliers for the Green Homes Grant Scheme and we are very well positioned to respond to the skills competition to expand a skilled, qualified green workforce.

“The NVQ is fully delivered in the workplace and remotely. With full one-to-one support available and the current Green Homes Grant Skills Competition funding, there has never been a better time to become qualified.”

Under the Green Homes Grant scheme homeowners and landlords can fund up to two-thirds of the cost of green home improvements up to £5,000, or 100% of the cost for homeowners on low incomes, up to £10,000.

Measures covered include insulation of walls, floors and roofs, double or triple glazing when replacing single glazing, and low-carbon heating like heat pumps.

The scheme has now been extended until March 2022, providing plenty of opportunities for traders to get the skills to carry out the work.

North West Skills Academy will be offering courses lasting between one and four months at their Manchester base, specialising in:

  • Floor insulation
  • Wood preserving and damp-proofing
