These will still allow you to do your work comfortably and efficiently, yet they won’t feel overwhelming. Purchasing multi-functional pieces is also wise.

In terms of furniture placement, the first instinct is usually to put your desk against the wall but that may not make sense in an attic.

If you have a steep pitch on the roof, placing your desk against the wall will certainly not be ideal. Designers recommend placing your desk in the middle of the room.

This means you can use all the surrounding wall space for other purposes such as shelving, filing cabinets and cupboards.

And lastly, when it comes to your office chair, don’t feel pigeonholed to pick the typical model.

There is nothing wrong with thinking outside the box and purchasing a chair that isn’t generally viewed as a piece of office furniture.

The chair needs to be comfortable; it needs to offer support and it should fit in the space – that’s all.

Optimise Natural Light with a Skylight

Because you need your attic office to be well-lit, you will want to optimise natural light as much as possible.

How About Flooring?

The flooring may also need attention depending on the attic space. Typically, carpeting is used to warm up a space, whereas hard surface flooring can help bring character to the room.

Can’t decide between the two? Go for a compromise. You can install hard surface flooring and then use an area rug for character and interest.

Budget will likely play a part in the decision, as well as your overall design concept.

Don’t Forget the Décor

Décor is often the last thing you think about in an attic office, and for that reason, it’s often ignored altogether.

But considering how long you’ll be spending in this space, wouldn’t it be nice if it felt welcoming, and visually appealing and even boosted your creativity level?

That is exactly what décor can do, as it gives a room personality.

PEUGEOT has expanded its electric vehicle range with the new PEUGEOT e-Partner, the latest light commercial vehicle (LCV) in the brand’s line-up to be offered as a full electric vehicle. The new e-Partner joins the existing zero emissions PEUGEOT e-Expert van. With a 100% electric range of up to 171 miles / 275km (WLTP), the PEUGEOT e-Partner continues PEUGEOT’s commitment to provide a fully electrified range by 2023, and completes its aim of offering a full range of electric vans by the end of this year.

The PEUGEOT Partner range has been hugely successful since its launch in 1996, with more than 2,000,000 units sold across 100 countries.  In 2019, the PEUGEOT Partner was named ‘International Van of the Year’ showcasing its high reputation among industry experts.

Adorned with a distinctive “e-Partner” monogram at the rear, marks an exciting evolution for the successful model. Based on the EMP2 (Efficient Modular Platform) multi-energy modular platform, the PEUGEOT e-Partner features a 50kWh lithium-ion battery connected to a 100kW (136hp) electric motor.

Capable of maximum speeds of up to 80 mph / 129km/h and achieves 0-60 mph in 11.2s with a maximum torque of 260 Nm. It can also reach up to 171 miles / 275km from a single charge under WLTP testing.

Available with two types of on-board chargers, a 7.4 kW single-phase charger as standard and an optional 11 kW three-phase charger. The e-Partner can achieve full power in as little as five hours through an 11 kW Wall Box, or an 80% charge in just 30 minutes via a 100kW DC rapid charger.

Drivers can access three modes in the new, full electric PEUGEOT e-Partner:

-Eco (60 kW, 190 Nm): ideal for optimising vehicle range
-Normal (80 kW, 210 Nm): optimal for everyday use
-Power (100 kW, 260 Nm): optimises performance and suited best for transporting heavy loads
-Drivers also have access to two braking modes, ‘Moderate’ or ‘Augmented’, to maximise battery regeneration.

The new PEUGEOT e-Partner offers a tailor-made response to fulfil everyday needs and will be available in Professional and Asphalt trim levels.  A Crew Van version will also be available in the Professional trim level allowing for the transportation of up to five occupants.

Inside, the new PEUGEOT e-Partner has a maximum load capacity of up to 4.4m3, resulting in no compromise over diesel variants thanks to a clever design that sees the 50kWh battery located underneath the floor. It also features a maximum payload of up to 800kg, and towing capacity up to 750kg. Two wheelbase versions are available, with a ‘Standard’ variant at 4.40m and ‘Long’ with 4.75m.

The Multi-flex modular folding 3-seater bench also allows drivers to increase storage capacity, with load space increasing up to 500 litres inside the cabin, via storage space under the centre seat cushion and a load-through bulkhead.

The award-winning PEUGEOT i-Cockpit® makes life easier for the driver, with functions including “e-Toggle” gearbox control perfectly within reach. The toggle allows drivers to switch between Park, Reverse, Neutral, Drive and the two regenerative Brake functions. There is also a separate switch for the three driving modes and storage space to charge smartphones.

Drivers can access key vehicle information on the instrument display via the steering wheel controls, including navigation, power management and the option to switch between different driving aids.

The touch screen gives access to a bespoke ‘Electric’ menu which shows key vehicle information, including:

-Flow: to view live energy flows
-Statistics: to display consumption statistics
-Charge: allows the driver to set up deferred charging
-Drivers can also receive the latest real time traffic alerts via TomTom’s LIVE services, as well as the location and availability of public charging points.

Thermal pre-conditioning can be set from the touch screen or remotely via the MyPEUGEOT® smartphone application. Thermal preconditioning not only boosts in-car comfort but also helps the battery reach optimal operating temperature more quickly, thus improving vehicle performance.

The new PEUGEOT e-Partner is ideal for urban and city driving, thanks to the compact steering wheel that forms part of the PEUGEOT i-Cockpit® system, an agile turning circle of 10.8m for Standard variants and a height of less than 1.90m.

For enhanced pedestrian safety, when travelling at speeds of up to 18mph, an audible signal can be heard to indicate the presence of the vehicle in forward and reverse gear. All versions of the new PEUGEOT e-Partner are equipped with an electric parking brake.

The eco-system by PEUGEOT:
To assist its customers in the energy transition, the PEUGEOT offers a range of services based on three pillars:

-PEUGEOT Easy-Charge: This makes it easier for customers to access various charging solutions. PEUGEOT’s charging station partner is Pod Point, which is fully approved under the government Homecharge scheme. Customers with off street parking can receive up to £500 in grant funding towards a home charge point. PEUGEOT’s Free2Move app also gives buyers access to more than 220,000 charge points in the UK.

-PEUGEOT Easy-Move: This includes a journey planner to help drivers ensure they’re never caught short on charge. Owners can plot and customise routes via the Free2Move app and pick charging stations on the way.

-PEUGEOT Easy-Care: This service is designed to give owners peace of mind – buyers can opt to purchase their vehicle with a single service plan to cover all essential maintenance. Owners are also given a certificate of battery capacity after each service, with the 50kWh battery under warranty for eight years/100,000 miles.

Customers can access the PEUGEOT LCV and passenger car range in store with PEUGEOT Retailers and also via PEUGEOT Buy Online, where customers can configure and order their passenger cars entirely online. Those wishing to purchase an LCV are able to reserve their vehicle and then complete their journey with their local PEUGEOT retailer. PEUGEOT Buy Online makes purchasing a car online simple and convenient, allowing customers to configure their vehicle, obtain a part exchange valuation, personalise their finance and complete their purchase, all from the comfort of their own home.

Why You Should Verify Your Contractor Is Licensed, Bonded, and Insured

Project owners want to ensure their jobs are completed according to their specifications and at an affordable cost. Many homeowners or other types of project owners ask friends and family members for referrals. It’s tempting to hire the contractor offering the lowest price without fully investigating them. Before you choose the contractor with the lowest price, you should question why their bid is so much lower than the others. The contractor with the lowest bid might not be licensed, bonded, and insured.

If you hire an unlicensed contractor that isn’t bonded and doesn’t have insurance, you will place both your project and yourself at risk. Here is what you need to know about the importance of ensuring the contractor you choose is licensed, bonded, and insured before you hire them to complete your project.

Why a License Is Important

Many states and local jurisdictions require construction contractors to obtain licenses before they can lawfully operate their businesses. The licensure requirement is meant to protect the public by ensuring that licensed contractors have the requisite skills, knowledge, and ethics to perform their jobs. If you hire an unlicensed contractor, they can’t legally perform the work under your contract.

Even if you verify a contractor is licensed, you still need to check their references and research the company. Holding a license doesn’t guarantee that the contractor is good at what they do, so make sure to do some additional research.

Why a Bond Is Important

A surety bond is frequently required as a condition of licensing. However, there are some other types of bonds that you might want a construction contractor to get beyond a license bond. Before a license will be issued, the contractor must purchase a bond for contractors.

Three parties are involved in a license bond:

• Principal – The contractor that is required to purchase the bond as a licensing condition
• Obligee – The government agency that mandates the bond as a licensing condition
• Surety – The bond company that guarantees the principal will comply with the law and avoid misconduct by issuing a bond

A surety bond serves as a type of prequalification for a contractor. The contractor must go through an underwriting process before the bond company will agree to underwrite their bond. It works as a guarantee that a company is stable and can be expected to follow through.

If a construction contractor violates the laws and regulations that govern the construction industry, engages in fraud, or commits other types of misconduct, a bond claim can be filed by the injured party against the bond. If the claim is validated, the surety will pay the claim up to the penal sum of the bond. The construction contractor will then be legally obligated to reimburse the surety in full or face litigation.

A surety bond is not liability insurance protecting the contractor. Instead, it protects the public against harm. It essentially provides the contractor with access to a line of credit that will pay if the contractor messes up. License bond claims are filed with your state’s contractor licensing bonds. However, some states require you to file a claim against the contractor directly and obtain a judgment before filing a bond claim with the state.

There are three other bonds that you might want to require for any contractor you hire to perform work.

• Bid bond — Guarantees the contractor with the winning bid will follow through with the contract at the bid price even if they forgot to include something in their bid

• Performance bond — Guarantees the contractor will perform as promised under the contract

• Payment bond — Guarantees the contractor will pay the suppliers and subcontractors so that they won’t have to pursue mechanic’s liens against the title to your property to recoup what they are owed

Ensuring your contractor is bonded and has all of the right types of bonds can help to protect you if the contractor fails to perform the work according to your specifications or fails to pay the subcontractors and suppliers that perform work on your project.

Why Insurance Is Important

Your contractor must also be sufficiently insured to protect both you and them against potential liability. Make sure a general contractor has both general commercial liability insurance and workers’ compensation insurance.

If a company has liability insurance, it protects you against damage to your property caused by something going wrong during the construction. For example, if the workers caused your roof to collapse, you could file a claim with the general contractor’s liability insurance company.

General contractors and subcontractors must also carry workers’ compensation to protect their employees if they are injured while working on the job. If a worker is injured, they can file a claim with their employers’ workers’ compensation insurance company to recover damages. If the contractor doesn’t carry workers’ compensation insurance, the injured worker could file a lawsuit against the contractor, and potentially, against you.

Verifying a Contractor is Licensed, Bonded, and Insured

When interviewing prospective contractors, ask them if they are licensed, bonded, and insured. However, don’t rely on what they say. Ask them to provide you with proof of their license, bond(s), and insurance certificates. A reputable company should not have any trouble giving you copies of these documents. Once you receive them, review them carefully to verify that they are current and in the name of the contractor. You can call the bond company and insurance provider to confirm that their bond and insurance are still valid. You can also look up the status of the contractor’s license with your state’s Department of Labor to confirm the license is current and valid and that the contractor has not been subjected to public disciplinary sanctions.

Ensuring that you only hire contractors that are licensed, bonded, and insured is a smart way to mitigate project risks. If you fail to verify that a contractor is licensed, bonded, and insured, you will assume the risks if something goes wrong and could face substantial losses and potential liability.

How LEED Certification Advances the Circular Economy

The construction industry is the most prominent material consumer industry in the world. It’s not that surprising when you think about how cities worldwide have developed and spread out throughout the decades. With consistent building, learning more about how construction impacts our environment has been on the minds of many industry leaders.

Buildings account for almost 50% of total energy use, according to the U.S. Green Building Council (USGBC). They also account for approximately 40% of all raw materials used worldwide, over 70% of electricity consumption, and almost 40% of greenhouse gas emissions.

Armed with this knowledge, more companies within the construction sector are looking at ways to improve sustainability and have a better environmental impact. LEED certifications help the construction industry produce sustainable and efficient spaces that are still high-quality, advancing the circular economy.

What’s the Circular Economy?

Almost everything we do in our world involves taking things from the Earth like minerals, building materials, etc. Construction workers almost always throw away these materials when finished, creating excess waste. In the circular economy, moving towards sustainability and eliminating waste is the idea. The circular economy has three principles or goals:

  • To eliminate pollution and waste

What is LEED?

LEED, also known as Leadership in Energy and Environmental Design standards, was developed in 1993 by the USGBC. Still, it wasn’t until the following year that they developed a certification that companies could obtain.

The LEED certification helps provide a guideline for buildings to advance the circular economy by using sustainable materials, reducing carbon emissions, combating climate change, keeping people safe in the buildings, and more. You can apply LEED’s framework and foundation to existing buildings and new projects.

The framework also works on helping construction companies save money by using renewable and sustainable resources, which can reduce the harm they’re causing the environment. While this is all great, they ensure that their practices outlined in the guidelines aren’t driving the safety of the building to be compromised or that it will cause health issues for people inside.

UK Construction PMI: Tide turns against construction sector

Following the release of the latest UK Construction PMI today (6 September), Joe Sullivan, partner at MHA, believes the Summer holiday season and government paralysis have brought construction down to earth:

“The industry has managed to maintain growth since early 2022 until the tables turned last month. The summer holiday season and the paralysis of government over the past 6 weeks have stunted the industry, especially the civil engineering sector. The contraction does not look like it will begin to abate any time soon.

“The number one priority must be to guard against soaring energy costs causing a rash of business failures in the sector.

The new Prime Minister Liz Truss could take two measures immediately to help: reinstate the red diesel rebate and provide additional support for the most energy-intensive aspects of the sector, such as aggregate, asphalt and cement businesses. These measures would help curtail the inflationary pressures throughout the supply chain.

“The labour market remains very tight. Skilled tradespeople increasingly shop around and work where the pay is highest which serves as an added stimulant to wage inflation.

The Construction Industry Training Board (CITB) recently stated a larger number of workers are needed to deliver on industry demand in the medium term.

The concern is that when businesses are focussed on survival recruitment, training and skills development may all suffer, storing up further issues for the future.”
